Kitchen Renovations: 5 Key Decisions Before You Start
The kitchen is the heart of the home. Get it right, and it transforms how you cook, entertain, and even how you feel about your property. Get it wrong, and you’ll live with daily frustrations — or pay to redo it sooner than you planned.
At Emmaside Property Ltd, we’ve managed kitchen projects throughout Birmingham, Walsall, and the West Midlands. We find that success nearly always comes down to five early decisions. Nail these, and your renovation will stay on track.
Layout: The Single Biggest Decision
Move the sink or cooker far from their original positions, and you add significant plumbing and electrical costs. Before falling in love with an island, check if your room width allows comfortable walkways (at least 1 metre around all sides). The classic work triangle — sink, hob, fridge — still works brilliantly. For smaller West Midlands terraces, an L-shaped or galley layout often makes the best use of limited floor space.
Cabinets vs. Joinery: Where to Spend
Off-the-shelf cabinets from a reputable supplier offer great value. But if you have awkward alcoves or a period property with uneven walls, bespoke joinery fills gaps perfectly and looks seamless. Spend on drawer packs and soft-close hinges — those small daily touches genuinely improve life. Save on decorative end panels or cornices, which are easier to upgrade later.
Worktops That Work for You
Laminate has come a long way and resists stains and scratches well on a budget. Quartz is virtually maintenance-free and non-porous. Solid wood looks beautiful but needs occasional oiling and isn’t ideal near a wet area unless well-protected. Think about how you actually use your kitchen. If you’re a busy family, low-maintenance surfaces mean less stress.
Lighting in Layers, Not a Single Source
A single ceiling pendant leaves corners in shadow. Plan for three layers: task lighting (under-cabinet LEDs over the worktop), ambient lighting (ceiling downlights or a statement pendant over the table), and accent lighting (plinth lights or an illuminated shelf). Run the wiring early — adding lights after tiling and decorating is messy and expensive.
Don’t Forget the Practical Bits
A beautiful kitchen falls flat if you run out of sockets. Include more than you think you need — for the kettle, toaster, coffee machine, microwave, and that future air fryer drawer. Plan for a ventilation hood that actually extracts outside, not just recirculates. And if you’re knocking through to a dining area, make sure the floor levels match before the fitters arrive.
Make Your Kitchen Project a Success
Clear decisions early lead to smooth building work later. At Emmaside, we manage the entire process — plumbing, electrics, plastering, tiling, and fitting — so you’re not coordinating multiple trades. One person, one plan, one point of contact: Benjamin.
